The 60-second version

What you need to know before you call the client back.

Three answers for the broker with a client on the other line. The full guide is below for when you have ten minutes.

What it is

Property insurance for a building while it is being renovated. Standard home and commercial policies often restrict or exclude cover once major work starts. Builders renovation insurance fills that gap for the length of the project.

When your client needs one

When an owner, investor or contractor starts a renovation big enough that the existing policy no longer fits: gut jobs, additions, conversions, post-loss repairs or a second storey.

What you send

The address, property type, building value, renovation budget, scope, start date and expected length of the project.

Builders risk for existing buildings

Builders risk is the umbrella term for property cover during construction. This program, builders renovation, is for work on a building that already stands. Ground-up new builds go on course of construction.

The property types are single-family homes, apartments, commercial buildings and mixed-use buildings.

Projects the program takes

  • Remodelling and interior renovations.
  • Repairing existing damage after a loss.
  • Adding a second storey.
  • Project starts and modular homes.
  • Vandalism and malicious mischief cover is included.

Terms that match the project

Policies run 3, 6, 9 or 12 months and can be extended up to 18 months. Arrange any extension before the policy expires. Projects slip, and a lapse in the middle of a renovation is the worst time to look for a new market.

One market for the whole property lifecycle

The same program family covers the property before, during and after the work: vacant dwelling while the building sits empty, builders renovation during the work, and course of construction for new builds. One submission process for all three.

What to send

What to send for a builders renovation quote.

Underwriters move fast on complete files and slow on files that make them chase. Send the package below to submit@approvedcasualty.com or through the submission form, and put the effective date in the first line.

The 60-second fit check

If the file clears all five, send it today.

  • The building already exists; it is not a ground-up build.
  • Building value is up to $2,000,000.
  • Renovation cost is within 150% of building value.
  • The project fits a 3 to 12 month term.
  • You know who is doing the work.

Every risk is subject to underwriting. Limits shown are program maximums. Terms and premium are set from the file. Nothing on this page is an offer to bind cover.

Program notes

Before you place it.

Renovation, not new build

Ground-up projects go on course of construction, which has its own limits and contractor CGL requirement.

Extensions

Terms extend up to 18 months. Ask before expiry, not after.

Managing Project Delays With Legal Coverage Options for Builders

Construction delays can create more than scheduling problems for Ontario builders. They can trigger legal disputes, bonding complications, vacant property exposures, and costly coverage gaps. This article explores how legal expense insurance, builder’s risk coverage, performance bonds, and vacant property protection help brokers support clients when projects fall behind schedule.
